And there is nothing wrong with paying for any of that in an effort to improve yourself.I can't speak to either of the courses that you're referring to as I haven't taken them myself and don't know the gurus personally.What I will say is that $5,800 is an astronomical amount of money for an online guru's services (in my opinion).

Unless the property makes something closer to 14% - 3% for PM - 2% inflation - 2% maintenance I will be left with 7% money growth which is sounds nice but 14% is astronomical number for real estate ROI based on rent.

Insurance companies know this and provide you with plenty of coverage because they are in the business of making money, not paying out on claims. the odds of you losing a lawsuit so large that it eats up your insurance and your equity and bleeds into your personal assets is astronomically low and not worth spending brain cells on.

You could have astronomical appreciation but you don't benefit from it until sale or refi, and they couldn't care less because debt service is paid in dollars, not percents.

Here in Virginia Beach I have a ton of clients that owned boat slips and rent out the boat slip for astronomical rates during the summer times some of my clients are making $2500 Per day during the summer for 50ft yacht slips Honestly I would never rent a boat out that I owned too many crazies but I definitely would rent your slip
