You can never create any tax benefits by paying yourself, renting from yourself, or any other form of self-dealing.

Hey @Thanh Lu, so you didn't say where you are located so it is important to check down to the city level what constitutes a tenant vs guest.Most often it is 30 days or more, but there are some that state 28 days or even more vague for squatters rights.

For any commodity market, costs are passed to consumers when demand balances or outstrips supply.

I am not familiar with any HML on a fix and flip that would not want an appraisal as well as an estimate of costs.

Do they have any Bigger Pockets reviews or references from other investors you know?
