Gotta say, I almost find it amusing that wholesalers don't understand, especially in Florida, that your "business" is like running a bookie joint, you're underground, black market, off the radar "business" is the target for regulators.

The rents are definitely lower returns than I am use to 2.

I am using property management which is 10%. 

I am using a software that I purchase, Property Farm, to generate leads.

My realtor thinks i am losing out on property because i am using a hard money lender.

Some charming gals ordered me to lower my rent by $165/month--more than I can do.An amusing detail: One guy toured the studio I'm renting, told me he couldn't afford the rent (he'd been misinformed about its amount), then came back later and applied saying he couldn't find anything in the area under $1,000/month (I'm asking $615 for this particular unit).

I am still working on becoming debt free so I am using this time to prepare for the future.

I'm in the process of picking up 5 properties right now. 4 of them I am using homestyle loans and the 5th i'm paying cash.
