How can an adult in this world say with a straight face they got a loan and didn’t know they have a fixed or variable rate mortgage and if a variable rate on what schedule it adjusts.

If you tell them up front that you require a minimum income of 3x the rent, a credit score of at least 650, and that you will conduct a credit/criminal background screening on every adult, that should weed a lot of them out before they bother applying.

Adding a adult and child is a huge increase in wear and tear.

If you think you can rent it to adults then you are probably fine with a 3/4 bath, but depending on your location and local market you might have longer vacancies waiting for the right tenant.

Jacksonville is the biggest city in the US, land wise, so even my sister who has lived there all of her adult life (20 years now) does not know all of the areas.
