@Chris Seveney Thank you for your comment, the Seller offered cash for keys (don't know the amount) but the tenant hasn't been willing to accept anything.

That being said ( and I will be interested to hear from some of the larger syndication groups ), I have found larger check writers (family offices hedge funds pref equity groups etc) often want some element of control and higher returns for their investment and so perhaps that is why larger operators accept smaller checks too.

Question is if we have a conversation with each tenant about what they feel is a fair rent and one says $1375 and the other says $1400, and $1400 is our target - should we accept separate rent amounts?
