Yes all great points, I figured the shore town would be shielded from major downturns (wealthy New Yorkers will still come and rent our houses during the summer even during a down turn).

You'll basically have to pay the going rate.The good news, like myself and most New Yorkers, you will be shocked by how reasonable things are priced in other places.

I'm a New Yorker and one of the reasons I invest at a distance, aside from the 2-3% deals, cost of entry etc.....Was the favorable landlord tenant laws.   

I'd like to network with like-minded New Yorkers to make some power moves here in NYC.  

Now, the only way to get that deal is in pre gentrified neighborhoods, and even those require rents of 2400/mo per 2bd apt, but that begs the question: if the cost to service the debt is not sufficient, either the asset needs deleveraging, aka price drop, or the servicing needs to rise, aka rents need to go up.Seeing as most new yorkers do not have good paying jobs, who will pay for these rents should they go up?

Note to any magazine article writers that hate landlords: I am advocating following all state and local laws to "protect" any and all precious tenant victims.
