About 6 to 10% (your "conversion rate") will complete and submit the form.So if your average cost per click is $10 and 10% of the visitors complete and submit the form, your cost per lead will be $100.In most markets, the cost per lead avg is probably closer to $150 from AdWords.So, if it takes 20 leads to get one "cash purchase" deal under contract, your marketing cost per deal will be $3000 (or 20 x $150).

Reason being is they are being overbuilt, and when the # of visitors goes back to normal but there is a lot more inventory, those who bought early can easily reduce their prices and still cover their costs- those who bought at inflated numbers cannot reduce their pricing, if they do they will be cashflow negative.
