Account Closed  One thing to be very careful of is the double taxation... if you buy in the city of Memphis you will pay city tax and county tax.. .so be aware of that.And like all rentals, price points will dictate tenant quality.

Aside for the obvious that due to overbearing taxation obligations we must work entirely too hard in order to achieve in a job setting, which may or may not bother you, I also have personal reasons associated with instability of revenues generated via W2 and 1099.

This is pretty standard with owner carry contracts anyway.2) The use of debt-financing will expose your IRA to taxation known as UDFI.

@Charlie MacPhersonAs a Canadian, @Parveen Tiwari's taxation considerations will be a little different than yours.Parveen:  if you own U.S.A. property directly in your name, or establish a flow-though entity {LP, S-corp, LLC (pending elections)} you will not be able to control when earnings are repatriated to Canada.

As others have indicated, there is a cornucopia of information and experience roaming these virtual halls.While most of the information has universal application, be aware that in areas of finance, regulation, and taxation much of what you find here will have a strong U.S.A. bias and, in many instances, things are done differently here in Canada.
