I would definitely look into seeing if there are any AirBNB arbitrage companies operating in the area that may be willing to take it on. 

Any PM software should be able to do everything you mentioned.I am not a PM but I am an Accountant/CFO for PM companies and real estate investors.

I do all accounting for properties and company in Rent Manager. 

I also want to make sure w seller financing there is an online dashboard i can log in at escrow or title company to track the loan paydown and monthly payments like w any mortgage bank.. did not see that on forums.

Sounds like your 2 previous companies didn't know what they were doing.

The concern with the DSCR loan is that I need to make the property present as though it's rented to individuals during appraisal (tough since it's a working rehab facility now) and must create another lease that shows the tenant as personal and not a company.

Have you considered using a property management company?

Earlier this month, Lemonade was still quoting renters.Has the tenant tried getting it from the same company they insure their car with? 

This is a $2100 upfront money grab from what appears to be a payday loan company.
