Investing as a limited partner/ passive investor is a somewhat risky endeavor whether it in private placement or in the public markets.  

Private financing where an investor can get a loan from an individual rather than a conventional loan because you can get more leverage and have more room to negotiate

You don't want people peeking over their shoulder seeing someone's personal private information for example.

From a compliance stand point, seller financed notes have much more leeway, fudge room, as they are looked at as private transactions.

We actually are lucky enough to have found private investors over the years. 

I know a couple local hard/private money lenders I can connect you with, one of them is a sponsor at the Dover real estate investor meetup that takes place the 2nd Monday of each month at Chapel and Main Brewery.

Look for private sales in public records or on FSBO sale sites, and/or6.

As private money lenders, protecting your investment starts with careful borrower vetting.

I should note that that I was using Baselane's banking service to collect deposit and rent, and had moved the funds immediately to my private bank after I collected (thank god!).
