Seller gets an inspection and starts making repairs asap, we think he's motivated to sell now but seeing other outdated comps we think the property will appraise at 340k and seller will come down.Can someone with more experience in this small multi-family market give these numbers/scenario a quick run through?

Even if it's outdated, that's some kind of red flag.

Kitchen remodels and replacing outdated linoleoum with LVT.

I would even offer to be flexible with their move-out date.

The problem with the comps is most are 2-3 beds, 1-1.5 bath, 1200-1500 sq ft on .25-.5 acres (and are very outdated).

I knew when I saw it that the selling agent had under priced it based on the previous 20 or so condos I'd looked at that were out-dated and were listed about 10 - 15% higher.

Good call, I would assume that's missing about 90% of the time or outdated with off-market purchases. 

Others nice but outdated units and are 40 years old.

He wants to sell his house, but it is outdated and in need of some serious work.

Typical grandmas house, no major problems just really out dated.
