Or they should simply tell us how long they're able to commit to and we'll run this as a short term lease until they have more clarity on their situation or move out, but it doesn't appear the tenant wants to pay a dollar more.So, basically the question is - do we take a leap of faith and lose our peace of mind or insist on sticking to the contract and risk losing the tenant?

First one who qualifies AND gives you "peace of mind". 

I realize you make slightly less because your guests are paying those service fees, but the convenience and protection that they offer are worth it for my peace of mind.

My thing is i just want the tenants to live peacefully and comfortably without getting in each others ways.

If you work y our deals the right way, the small amount of interest you will pay is worth the peace of mind.I wish you lots of success!

We drove through the neighborhood and it seems quite peaceful, but all of the homes are older.

I find manual dish washing peaceful , especially while listening to my favorite podcast. 

I'm sure I do - please help me get some more creative solutions to get to a peaceful resolution or get him and his carny family to leave. 

Personally, i spent a bit more to be in class "B" neighborhoods where even though the cash flow isn't as ideal, the peace of mind is worth it.
