When you do this, they become a licensee not a renter on a Use and Occupancy Agreement and are easier to evict if they try to hold over.

Neither Tenant nor Tenant’s licensees or invitees shall be a nuisance or act in any manner that would interfere with the quiet enjoyment by adjacent property owners.

Then I give them a Use and Occupancy, not a lease so then they are licensees and not tenants and you don't have to evict them if they holdover.

And yes, you can make a legal commission on other licensees assignments.

Many won't get licensed because they can't be held to the standards demanded of licensees.
