The larger the price tag the more room you have available to profit at market value, with a 1200 sq ft econo home, I'm pretty well stuck with basic costs, no frills and low margins......so I knock out 50 of them a year or, I might build 5 3,600 sq ft homes at a much higher per sq ft cost.

I just did a full re-roof on a triplex last year so I know that’ll be good for a decade plus and then the next multi family I just did initial roof maintenance but plan to try to hold off for 3-4 years on that roof.) on years that your tax liability is looking real high that’s a great time to knock out some cap ex and replace a couple old furnaces or water heaters if the time is right....whenever I turn tenants in my lower end fourplex I try to bundle the normal items (paint, general repairs, cleaning fees) with a couple window repairs to slowly bring up the property.
