Definitely what I was thinking and sounds like it can be done. 5.25-% rate on a 1.2$ house is definitely more appealing and opens doors up as opposed to 6.7+ rates.  

I also took a garage on the property that was storing junk and rented that out.

(I posted a pay or quit notice on the door of a rental house with a new jet ski parked along side the garage once.

Our rent-by-the room residents appreciate a lockable bedroom door, a private bathroom, sufficient on-site parking, a large refrigerator and a large washer and dryer (in order of most to least important).

It took me 11 years, 25 properties and 76 doors to replace my income but when I bought my first larger commercial deal, it replaced my wife's income in one year. 

Cap rate, per door price, gross rent multiplier.

I changed my strategy from 2 years ago of acquiring more doors and "cash flow" to now looking at the asset if I continue to buy.
