We buy mostly in Mesa, Apache Junction, San Tan Valley, Florence, Coolidge, and Casa Grande, Arizona.  

The SDCFI by Kathleen has gone virtual, not sure if its going to return to in person but they always have great speakers/guests like Bill Tan who teaches the calculator class.There’s one tomorrow but its near downtown San Diego.

@Donah Tan I have messaged Matt though his YouTube videos a few times and he seems very knowledgeable about several areas of real estate.

Thanks @tan su Yeah we've considered doing quiet title but it's mainly the time problem.

They told me that colors change over time, so even if you buy "Calm Tan" or whatever color, it may be different in the future.

Soft grays are neutral yet, warm and inviting as are warm tans with look great against wood color cabinets and trim.  

@Susan Tan it's awesome hear that your are house hacking and moving your investment football downfield.

I've brainstormed briefly and thought about event space too or perhaps a small gym with maybe  a couple tanning beds and access to the pool.

Don't paint one room tan, one gray, one green, one blue, etc.... 

yeah, pain usually is red or black and blue :)As for wall color, I have been using a color from Sherwin Williams called "Softer Tan", but that color can be mixed in almost any other paint brand.
