Given the sustained momentum and growth of renter households vs. owner households (JCHS Data), one might say that you are actually arriving at just the right time!

Did the sales contract convey any warranty or working order of house hold appliances?

Average household income out here is being priced out of the nicer areas (Summerlin).

If they are a guarantor, they have the right to know if their daughter is meeting her obligations under the lease and the privilege of opening their wallet if she is not.Little is harder on household social cohesion than walking out into the kitchen in the morning to find helicopter mom or over-protective dad sitting at the table.  

If they moved themselves, I would contact a local moving company and ask for a rough bid to move a family of this size or a household of your size and then offer that amount to the tenants.Try to deal with them directly and nip this in the bud.
