We have gotten home loans so convoluted with the Mortgage Broker Model that causes buyers to pay 10 to 20k more just in the Broker fees and service release premiums / rebates Thousands in Junk fee's etc those should go to the borrower to lower their cost..

When there's tenants already occupying the property, there's often times different leases that were signed among the tenants.Additionally, renting by room usually sees higher tenant turnover which in turn causes more work for the PM.Other challenges to consider:- Disputes/conflicts among tenants (different personalities if a tenant doesn't know the others prior)- Occupancy limits- Splitting utilities (what if someone uses more water?)

(Confusing we know, this means that not only does the customer stay for 7 days or less on avg. they also don't come back multiple times during the year for separate trips and these stays add up to > 30 days -> Trip one: 7 days, Trip two: 7 days, etc.)Personal use of the property of 15 days or more OR more than 10% of the total rental days will cause the property to become a residence.
