I was not aware of the self sufficiency test for 3-4 unit properties, that is great to know.

If you see window units, you can assume you will be spending a good chunk of money up front to pay for an AC system.Be aware when a homeowner has multiple cooling systems for their home.

I would absolutely make sure they are aware and let them make the decision.

3.Hard Money Lender – I’m aware these loans are based on the value of the property and not your personal situation, but the interest rates (10-15%) and short repayment terms are a bit intimidating.

The portfolio of homes would do a lot better if the rates weren't trash, and since they are a bigger pockets member they became aware that you can wrap up a bunch of single family homes into a single commercial mortgage (sometimes called a "Blanket Mortgage"), generally if they are geographically concentrated.

One thing to be aware of regarding insurance- Once you submit the claim, no matter the dollar amount paid (even $0), it will be on your record for 5 years.
