I would not wait till after they are out to start advertising and showing the unit.  

I don't think anyone who rented an apartment that advertises AC would expect the apartment to get over 90 but after this tenant leaves I would suggest removing it and having the tenant provide their own. 

There are many groups out there that advertise their deals.

The forums are still good, but the rest of the content is basically a bunch of advertisement. 

Have you looked into any of those one-day bathroom rehabs being advertised on TV? 

@Aj Yorkjust to be blunt - out of state is tougher than advertised, and cash flow is difficult in any market, even supposed "lower cost" markets like KC. 

i think remote BRRRR is tougher than advertised.

Also curious how others navigate our short term rental laws (seems like many property owners are advertising for periods shorter than the 14 day minimum) Also curious if many owners are actually paying hotel taxes to the county or waiting for more clarity on the law

You also cannot act as a broker or advertise/represent yourself as a broker, without a license.
