My wife and I are currently house hacking; our guest studio is listed on AirBnB/VRBO. 

This SFH has the potential for an ADU (a separate downstairs unit if I put in a kitchenette it becomes a studio apartment) but if a it's a multi-unit (2 units or more) it's under rent control. 

I have a friend 2 miles closer to the beach that has a 450 sqft studio garage conversion that is getting $1,600/mo and is getting blown up on Furnished Finder, even getting offered up to $2,000.

My wife and I just got into Wilmington with a studio downtown that is also doing well now, but definitely a big difference from the beach. 

Population is growing aggressively and jobs are moving here especially with major employers like Intel, Google, Amazon, Nationwide, etc.

It positively REEKED with cigarette smoke, and I did a little research and bought this Ozonator on Amazon for $80.

I have a 5 unit which is commercial, a combination of commercial units (yoga studio, art gallery) and 3 residential units. 

We have huge growth to come from recent additions to the tech sector (google, intel, amazon, honda, and many start ups).

They want activities, restaurants, cafés, shops, yoga studios.

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).
