I applaud OP on her real estate journey of 5 years with BRRRRs, flips and AirBnbs and doing well with those.   

So, with a house hack you need to understand the rental market and your approach to landlording.

What I mean by that is the programs that have a lease in place with DSCR over 1.00 you tend to get better overall rate/terms then if you do not have a lease in place or DSCR under 1.0.

Look for properties with value-add opportunities that don't cost much money.

Look at properties with lots of reviews and lots of available dates to rent.
