Depending on your location, you may be able to put the system on a clock timer to limit the operation (you will need to monitor the interior temps to make sure you meet codes in the worst weather), you may also benefit from a PAIR of thermostatic controls (the exact name escapes me right now) that are pre-set for the on or off temp, and are NOT adjustable.

I would say that the worst areas in my city have the following problems:1) minor drug dealing2) Welfare renters3) break in and minor crimes4) Very sparse violent crimes (ie. gunshots, stabbings, beatings, rapes, etc.)But, I could definitely walk down the street in the worst areas at night and not really be worried.Does this sound like something like an area you guys would consider?

Providing worst-case scenario assurances in the partnership agreement is key for us...we have a friendship to protect as well as our own financial interest..We need to flesh it out more, but we're leaning toward paying ourselves between $30 -$50 for our own labor, then splitting the remaining profit.

I tried to estimate for worst case scenarios, Everything I install will be top end, plus I'm building kitchen cabinets, bath vanity, & any other cabinetry on site (indistinguishable from top of the line Thomasville type cabinetry) which will save me at least 10k - even more since I'm working for free.
