I'd suggest talking with a lender about SBA or even better, USDA lending.SBA will probably get you a 10 year term. 

You want to stand out compared to others so how do you get that person to like yours compared to the other 5 they are getting.So how do you be original1.

They also want to avoid any liability at all cost which is why I suggested an LLC structure.

I would suggest NOT to buy the property if the tenant is not accepting CASH FOR KEYS

The tenant is section 8 so 90% of rent is paid by social org and has rent support guaranteed for another 18 months.My suggestion is on the opposite spectrum of the other poster recommending northside market.

However, they also engage with contractors and service providers, suggesting some level of outsourcing.In general, a Housing Authority's management structure will depend on its size, the scope of services it provides, local regulations, and the organization's strategies.

Buyers can barely afford the house and down payment and an agent will advise them that you stand to make a profit on the sale and could put up a commission.
