Pot smokers, partiers, people fighting/screaming/throwing things at each other, dogs that bark and howl all day and whine all night, unsupervised teenagers lighting backyard bonfires in the bbq grill while mom away at work, etc.

If I get 3-5 applicants that meet the basic criteria, I pick the one that's most in line with my living habits (level of cleanliness, how much time they spend cooking, etc).

If you don't have Renter's Insurance from a tenant, your insurance company has no one to go after (especially if it's something caused by their doing - i.e. house fire from them cooking, overflowing bathtub, their guest falling, etc).
