Hi Mo, If you narrowed down your market to a few markets and are pre-approved and ready to buy, but haven't decided on the exact market yet because you want to get a better feel for it, I would recommend starting to build your team.

They are open to being bought out of the property at $180,000, but that would have to be paid to the estate in a lump sum at closing.I haven't been to the property, but the pictures show that there is a mobile home and 2 barns (all falling apart and need to be demolished).

3rd federal savings and loan might do it they are based in OH however I think they want to be first loan holder so it would need to be paid paid off free and clear also I was told they have a heloc that they will pay a portion or all of the closeing cost I used them on my prime residence vary good rates however the rep I worked with was very vary slow with responding and pushing things along good luck I will be doing this same thing on 2 rentals soon so be sure and post what you figured out thanks

If she fails or refuses, start the eviction process.If rent is paid up and your legal tenant has some belongings in the rental, then I would probably be kind and give all parties until the end of the month to vacate, but I would not negotiate more than that.
