With the exception of finding the tenants (I use an agent) I manage all maintenance aspects of the property but am coming to a point where I might want to move on and considering doing a 1031 exchange to of course avoid Cap Gains and invest in another property closer to my primary residence.

And then re market it they cant have a buyer lined up ahead of time.. as that on its face means they have marketed the property.So read em weep wholesalers assignors.. but I am going to provide ulra short term funding for X wholesalers were we will do JV deals and they can still do what they do.. obviously its going to cost.. so wholesalers with limited profits wont be worth it..Or X wholesalers in SC simply have to get a RE license and get in the business that way .

Alternatively, he could hire a handyman, etc. to finish up what he was responsible for and he can pay them directly.Alternatively, since you both own it, you could take on 100% of the management and your brother pays you X% of the rent like a property manager.

Do your research first though on how to pre-vet tenants or consider talking to at least 2-3 different property managers in the area.

@Dee Mandrekar1- You would want to get a property manager, not a realtor for something like this. 2- The housing authority decides the rents in the area.
