Also imagine you see a home and fall in love with the home, its always better to be ready to offer immediately than to start the preapproval process and potentially loose the home to another more prepared buyer or find out the buyer cannot buy the home.

@JACOB WENGERD - This all depends on Lease Law in your State (and possibly County / City); however here in NC where I am (and generally speaking), the purchaser of a tenant occupied home is still bound by the terms of the lease unless they will be moving into the property themselves versus keeping it as a tenant occupied rental.
