I think I would've gone with a lighter color on the countertops but looks great.

Map of the town on the fridge, with a personal list of the "Good" and the "Bad".Cable tv channel guide.Little sample bottles of cologne in the bathroom.Charcoal and lighter fluid if there is a charcoal grill.Propane for a gas grill.A rick of firewood for the fire ring outside.Tony Chachere's Louisianna Seasoning (I rent to a lot of Cajuns and Texans).Pictures, paintings, calendars or other forms of artwork with naked women.  99% of my renters are refinery contractors. 

Also, is the floor on which you plan to build engineered to take the weight of a full structure?

In the least this person, if they are good at what they do, will be worth their weight in gold for the knowledge and processes they present to you. 

If the cost approach is relied on, it can't be given more than 49% (last I heard) weight in the final analysis.

That carries enough weight as to them knowing and understanding the content.
