Rates and points vary by a lot, biggest factor is how much you want lender to fund.

I thought about driving around and door knocking, or sending mail-outs to specific properties.

@Mindy Perry I think there are a lot of factors in that and its a possible yes.

I'm no expert, but I think new construction is a decent factor,  population growth will be another big one, employment and industries locals work at.

I drive for dollars occasionally, but I don't believe it is yielding enough results as small multi's are not very common in my target areas.  

Drive the streets.

Now obviously there are other factors that impacted those outcomes but all the houses were remodeled very well, with new flooring, paint, appliances etc.

That does not mean they are not out there on the west cIast it’s just going to be a much different return on investment compared to say the Midwest and the appreciatIon factor wIll be hIgher In hot markets .

Unfortunately, this is driving bids much higher than they should be.
