In 1987 I bought an old Cape built in 1942, the Pearl Harbor attack was on a front page newspaper stuffed in the bathroom wall to hold the soup dish in place during the build.The stucco had seen better days & was peeling away from the wire mess & leaking badly within the wall cavity.

@Nathan Williams here’s the deal....Vandalism CAN be covered, but some insurance companies can add an Exclusion stating Tenant damage is excluded.

I've been building my portfolio for a couple of years aiming at two things:- good tenant profile (working history, credit score, security deposit)- area reliability (easiness to rent, density of working options)I also didn't want to leverage too much and not to bet exclusively on the appreciation factor, always planned to have enough cash flow so all the (large) expenses are covered by the portfolio itself without requiring additional inflows.
