I wrote in my Article this week ( http://www.biggerpockets.com/renewsblog/2008/12/15/tales-from-the-pacific/ ) about a retired Ford dealer that I met on my vacation.

I say do Both...but I actively trade currency and It's kind of nice not to have to deal with people, banks and properties when you are trading ;D I can do much better than 10% per year trading on my own, but there's +'s and -'s with any investment.But I enjoy doing both so I can't see me giving up one to do the other solely.

I truly enjoy Sub2 investing for that exact reason!!

HOWEVER, your loss can occur when they vacate depending on the condition they leave the apt in.

. :) I absolutely love what I do and enjoy the thrill of learning so much throughout a day, taking on the challenges before me, and interacting with the most outstanding people and working the most interesting projects.

Happy New Years to you as well Rich and to all the members on BP. 08 was a heck of a year. 1-2 more years like 08 and me, my kids and grandkids will enjoy a long retirement.

Despite this, I have as much fun and enjoyment in life that I can get.

Rethink your thought and do not be in a rush to do what you will have a whole life to fulfill.Why not buy a rental or two first and then see how that works out and then decide to get married OOPS, that might not be in the plans.Time is all you have enjoy life and do not move in until you are ready to FULLY COMIT.
