Seeing the neighborhoods on Google Map and the properties in pictures and even in videos is nothing compare to seeing them in person.

I am hoping since they did it before with no issues maybe they will work with me again knowing that I would be a repeat customer.

Some lots are in bad locations and the only person that will buy it is someone wanting to custom build.

You can just ask them to customize it for you and provide it to you in Word if that's how you want it, though you probably won't want to change it too much (beyond the basics like address, rent amount, dates, etc). 

City of Cincinnati will usually reduce the ticket by half if you clean it up and send a picture. 

So make sure you do a thorough due diligence on the property management side, and insist on getting a reference from a customer that has gone through an eviction, because you won't know if your property manager is good or bad until they've navigated you through a problem situation like that - all PM's seem great when your tenant pays on time every month.

I would encourage you to view them as your best customer, because when you're handed the keys over to them, you also entrust them with your biggest asset investment!!
