If the place isn't riddled with holes, has working heating and cooling components, you're not going to get by writing an offer at HALF price... and then exhale with frustration like you're super surprised...

Apartment buildings are great and they also have so many moving components that factor in the returns.

I think you need to find out a true comp on the property.

What I do is pay my contractor to fill out a basic report that has all the main bullet points such as roof, mechanicals, siding, electrical, ect. and take pictures of the house and the main components.
