I am looking to buy more properties but putting down 20-25% each time plus closing costs etc is a lot of money that I also want to allocate to other goals.I have heard partnerships are a strategy to leverage other people’s money to create deals that will benefit both sides depending on terms that are setup. 

They’ll still do an inspection and they can still say fix thsi or I’m not buying.

You're essentiality telling the bank - "I want to buy a property that's in an asset class with falling values and I don't have the money for a down payment.

I can see some families wanting to use the open loft space as additional entertainment room, or using it as study/office space. 1 shared bathroom upstairs would be shared by 4 bedrooms (instead of 3 currently) - is that somehow less desirable and/or not add a lot of equity?

However 2 things to note: 1) DSCR loans for future investment property acquisitions do not care about your DTI (DTI only really matters when buying a new primary or any time you are using a Fannie/Freddie/Ginnie loan).  2) After 12 months of proof of someone else paying it for you, you may be able to omit it from your DTI calculation.
