I made sure all charges went through my BofA account before closing it, but despite their teller's assurance, after it closed, a service fee was applied, overdrawing the now-closed account.

I can 1000% assure you that thousands upon thousands of buy and hold investors lost their properties.Espcially Vegas FLA and AZ  along with a good chunk in central CA and the inland empire.As stated we were not hit hard in the rental area here in the NW..

We contacted Renters Warehouse during escrow and they assured us they'd be able to line vendors up for us once we closed, however, it's been almost 3 weeks and we still don't have an estimate for paint (which is also delaying getting the property marketed and rented).

He said there's a perceived benefit by having the utilities included which outweighs the actual cost and allows the owner to charge a higher rent, and since the building is now very energy efficient, it increases the profit margin to include them, along with the assurance that the heaters won't stop during the winter if the tenants misses paying those bills.
