Although I am not a rootologist, I wanted to chime in and note that Philadelphia License and Inspections has been particularly harsh regarding building foundation assessments over the last year.

Our lease clearly states that any repair person that comes will assess is the repair is due to tenant negligent use, etc.

Know the over all numbers for that market (i.e. demand, what homes values are, rental values for 1,2,3,4 bedrooms), what pockets are good, what pockets are average, what are great pockets. 3. have a good lender and know your options for lending products ** The more you know- the faster you will be able to assess a property, and the faster you can snatch it up.

As a new person my approach would be to identify an up an coming area in path of progress (ex along NW & SW Minneapolis light rails being constructed, N Minne along river, Midtown, etc) & max out a low DP owner occupied loan, so get a value add 4 plex with an FHA, occupy the nicest unit with you fam, then self manage the rest.

@Jennifer Sierchio,  Narrated video walkthroughs as Account Closed suggested are also a good alternative AND/OR addition to a virtual 3D tours and photography (not only for marketing, but also for move in and move out assessments).

I'd prefer that foreclosures and eviction hearings move forward so that everything progresses but we can stop short of the lock outs for now.However, how will the public and government respond?

I really value the opportunity to talk to many different investors and know I’m not alone :) Anyways I wanted to just give a small little update on what I’m doing at the moment and hopefully get some advice if I should be doing something different or if I’m going down the right path.So the last 2 weeks I’ve really been focusing on talking to different loan officers trying to get a solid quote on what kind of rate and loan type I could get on a 2-4 unit multifamily property and I’ve made some good progress.
