I've always believed the worst they can do is say no.I understand that cash is king; and almost anyone can buy almost anything with 25% or more down payment.

There are a lot of buyers looking on the MLS at those same deals, so you gotta be ready to go (especially in King County). 

I was a student so I'm not sure how that would transfer to the investor level, but the maxim of "Cash is King" still holds.

Once, I had to rent a SFR on Martin Luther King Day, I was worried it's the bad time of the year, but I had several applicants interested, so it's rented in one day with over 30 people showing up.

I’ve been station at a couple of different duty stations Kings Bay, GA, Norfolf, VA, and now Washington DC.

Most attorneys are not able to "think outside the box" even if they can do the straightforward type of wholesale deals.That being said, I am currently using King Title in PIkesville and Crown Title in Catonsville.I will tell you that you should spend more time marketing and getting your first deal than looking for title companies.
