I know it is not much money because we are talking low property value but I come from a finance background and 2% is still 2% which makes the deal better.Any help is greatly appreciated and thank you for all the help that BP has provided as I have started this RE journey!

I think BRRRR is a fine strategy for most areas of the Tucson market.

BP is a fine place to check but more likely the best info will come from people who are members in the specific REIA.

All that aside while I could see some higher end spending in retirement as we take  quite a few vacations (maybe add a beach house), build a final home (I need 4 car double deep garage with room for car lifts) and buy some stuff we probably don’t need. 

I'll view the property today and make a final decision. 

Once you have multiple options that can meet your needs, then you get to weigh these options in what you want... whatever option has the highest weight should determine the best possible choice for you... at that point, it's worth doing the risk analysis to help compare this risks associated with each option and take that into consideration before making a final decision.That said don't rule out the parts of these decisions that are more right brained, intuitive, creative, and sometimes seemingly crazy to everyone else.
