There was a podcast that aired sometime in the last couple months where Brandon Turner had mentioned an app that you can get that monitors how much you're using each app on your phone.

If you're paying for the utilities, I would advise getting a third party to monitor them so you can charge it back to your tenants.

The police know where fenced merchandise is often taken for resale (craigslist, Ebay, and so forth) and have officers monitoring these sites.

@Daniel Haberkost what you mentioned that your friend does definitely makes it a lot easier yet still requires manual monitoring if tenants overuse.. so was wondering if there was some other technique people who house hack or who have rental property use to just automate that whole process. ... not sure if it’s just not that big of a deal..

3 - Monitor rehab progress and property condition?

I believe learning to find deals and raising capital are the best ways and most important roles syndication GPs need support on and will pay / include you in the GP side while you learn.  

You can show them that "X kWh" is included in the rent but be clear that they are liable for any overage with the utility.More accurately you can monitor their usage and charge them a rate per kWh as a "utility" yourself.

Section 8 rules aren't anything crazy things like no exposed wires, reset buttons on outlets in kitchen and bath, carbon monoxide/smoke monitors, windows in working order etc.

We monitor all their "auctions" in our target areas and bid on hubzu auctions almost weekly. just be aware they are not really auctions, they are auction format marketing tool for the banks.
