I've already read quite a few books on real estate investing including "long-distance real estate investing" by David Greene (great book by the way), and I learned that investing locally and out of state essentially has the same process thanks to technology. 

I've been listening a lot to Ray Kurzweil and Peter Diamandis seminars on the future of the exponential technologies and how these technologies will disrupt every industry as we know it, similiar to what uber is doing to transportation and airbnb is doing to hotel industry.I am no expert (understatement) but I was hoping we have some people on the forefront of the R.E.

Lots of issues to work on and I've been reinvesting lots of money back in the people, facility (rooms, technology, equipment etc)   Going into 2020 we have one more big project to tackle then knock on wood all that's left is some more capital improvements and fine tuning our processes/adding benefits etc.   

Thanks to modern technology, we've been able to successfully manage our properties in Utah without worry.  

Technology wise, there is nothing too difficult about what you are asking for using a simple WordPress site with applicable plugins.

Also online services, home deliveries is where we are relying more and more since past few years.In wake of technology and having essential services around us; how do you use neighborhood analysis to add value add in properties realistic valuation?

If you were told that no available septic technologies are not able to be used on the property, then a fill site might be an option for you.

After reading it and knowing how fast technology is moving, it's my uneducated assumption that around brownsville is going to need many more homes.
