Unfortunately, there is no industry standard for how rebuilding estimates are determined and companies are not regulated to a single style.  

A listing would show either a a SFR or a duplex even though they were town home style and attached in a row of 4 under 1 roof.

I started with a $50k down off-market 10 unit below market value, seasoned for 17 years with constant and diligent DIY management and repairs, then 1031'd into an off-market plex community below market value, improved and stabilized that Ben Franklin style for 2 years, then sold it on an interest only contract for a bit over a mil +10%. 

Good life style.....About 10 years ago, I was looking trying to buy a condo there, but boy, every street was filled with "for rent" sign and I gave up at the time....

The style of the house is somewhat modern-ish, so I would try to go from those cues. 

A lot of the times its a "your price my terms" style deal.
