It's just a normal house everyone cooks, cleans, works and participates in the community as a family but no one is related.

Hey Che Chiu,The rental market in the Dallas area is great however there always seems to be some issue with each applicant either bankruptcy, or criminal or evictions or smoker with pets or temp employment etc.

We also ask if they are smokers.  

Biggest thing I see is they get cheap in the kitchen and use great products but have so-so cooks preparing the meals.I want to repeat as it is that important.

That would not look good in front of judge that you are trying to "cook" her out if you will.

Bed bugs are tenacious as hell, spot treatments won't work...you have to spend big bucks to turn the apartment into an oven to cook them.

:) The plastic blinds will likely be stained, particularly in the room(s) where they smoked most frequently.While folks will suggest to prime with a sealant primer (such as Zinnsser), if there have been long-term smokers, it may not be sufficient - it will cover in the short-term, but the toxins will eventually find their way to the surface again.We helped to renovate a house where the prior owner had been a heavy smoker for 30+ years.  

Pot smokers, partiers, people fighting/screaming/throwing things at each other, dogs that bark and howl all day and whine all night, unsupervised teenagers lighting backyard bonfires in the bbq grill while mom away at work, etc.  

The owner was a smoker and the inside of the property was ruined.

If I get 3-5 applicants that meet the basic criteria, I pick the one that's most in line with my living habits (level of cleanliness, how much time they spend cooking, etc).
