Out of state investing is less appealing to me personally than using the securities license I got and let collect dust (or better yet, buy another duplex here in Sacramento with an 8.76 cap rate).

I would have contacted the tenant and told her to check her purse, that the security footage in the store shows her picking up the rent you assume inadvertently.
