This time around , I want to improve my project management flow by having a more formal contract and estipulations as to the work quality , delivery expectation and payments.

With good management, you can reinvest the cash flow back into the property for the next 5-10 years and bring it up to speed at which point you should have a decent property.Rarely are the folks buying these real estate professionals.  

Much of this neighborhood is called Hyde Park, and the surrounding areas from State Line to Troost Ave represent some quality gentrification neighborhoods.All the best

The bank is saying they want to wait and see if you are a good driver over time before increasing the speed.

Those answers are what you should have known before buying but now you have to maximize your rent and attract a quality tenant 

It takes 6 months of holding to quality for a conventional loan.  

I was using the "class" system based on quality of tenets/safety of area/stability of area vs. more of a classification of the income/town itself...but I guess I could have said more of a A- minus compared to towns like summit :)

It's a class B+ area with high quality white collar tenants, so no need to pay for a property management company.

I guess if you are one of those speed typing types then you could handle 5 conversations at once.  

So, if you believe in bad debt vs good debt, then use good debt to speed up success.
