Flooring can go either way too: if it's permanently attached like nailed in hardwood or grouted in tile it's 27.5 year, if it's not permanently attached like tacked on carpet or floating laminate it's 5 year.

And I think the contract needs other items, such as stating inclusions/exclusions, non-encumbrance, permanently attached fixtures, property condition on possession, final inspection rights, warranties transfer, title search and transfer of title, and contingencies.I understand that there may be a fee from the lender for the transaction in the neighborhood of 1%?

The HELOC may be useful for temporary financing like an acquisition and rehab then you would want to pay down or off with permanent financing that would be fixed or at least fixed for a certain period of time.
