The newest foreclosure list in Bexar county was posted yesterday and I have a pending request with City Open Records for vacant and other code violators.

Now it is in pending (applying for loan, home inspection in 10days...the closing date is set for March 28-about 50days away).

I agree, about the money part, Have your money ready, know what your able to offer, so your money is in hand, get pre approved, have cash reserve,, so if your deal is pending on highest and best offer, Like they say CASH is KING  with no inspection contingencies, usually get the deal done.. 

Therefore, the legal description for the unit is incorrect.Second, it is my belief that a lis pendens should be filed in both counties, giving notice of pending legal action.

If you don't have your licensing intact or lend via a licensed broker, move on.I've made loans when litigation is pending (closed one Thursday) but I was clear about the nature the suit, which does not affect legal or equitable position in either outcome.

Hey Everyone - I'm looking for your thoughts on the best way to approach a neighbor's home that is most likely pending foreclosure.  

Because I went back through my spreadsheet and noticed that several people told me that they had already sold the properties or had offers pending that never had real estate listed in the inventory.How this happens, I'm not sure.Perhaps there's some loophole that allows the PR to sell without having to include the property in the estate of the decedent...  

If they don't cash flow, then pass on them... pending your own personal strategy, of course. 

We are pending now on a duplex here in Newberg, which should meet the 1% rule (our goal as well).
