I’m from Orange County, CA, myself, and I started investing in NC while still living there.

@Michael Glunk I’d get a keurig and a creative assortment or coffee pods, stock the fridge up with breakfast type things, OJ, Apple juice, 1/2&1/2, medium size 2% milk, small fruit basket with bananas, apples, oranges, and some muffins from grocery store in a plastic 4 pack container so they will last several days.

You could try and send a crying letter of explanation begging BEFORE you list and see what Fannie says, but you need to have a real reason other than we don't like it here...Do not sneak or lie and try and do a wrap around or some lease option, you might end up wearing an orange suit plus the fine. 

It displays what I know for a fact to be A+++ neighborhoods in towns that I've spent decades in with $1M+ homes, that I know are some of the safest and high end neighborhoods out there, as dark orange.

Licensed contractors run a business like a business and unlicensed do not / of day many spend more on unlicensed because they don’t show up after you pay them upfront, the work can be shoddy and end up hiring licensed anywaysOh go pull permit and hire unlicensed and if a deck fails YOU will be liable since you pulled the permit and in court when it comes out you hired unlicensed contractors and if something bad were to happen not only the financial liability but would you look good in an orange jumpsuit?

I was mentally preparing myself to be without power all month.Tornados and hurricanes is a apples/oranges comparison in my opinion. 

But you see more than 1 …no red but an orange flag… then I would give them an opportunity to provide extra information to cover for it.
