As far as buying out of state, I'm a believer in investing in the market that optimizes your investment objectives regardless of where it is.

Although I may not have optimized my return (176K LP/1.4K Rent) I was able to learn a lot and have what I consider to be a safe first investment.  

Then if you can't refi, your stuck with less than optimal financing, but you're still free and clear after a couple years, or preferrably less.
