FUTURE:  make sure you/your PM company REQUIRES the utilities to be transferred BEFORE the move-in inspection is signed and the lease officially begun. 

Banks local RE experts, cops, city officials and just about everyone that heard about the deal said don’t do it.

So, I wonder, does that only apply if you get a loan from an official institution like a bank, but not the case with a private lender?

They might be your best buddy but things get sticky fast when you disagree and there's no official agreement.Expect: to spend money.

The incentive might be an upgrade to the unit (new carpet, a new appliance, etc.) or cold hard cash available upon signing.Just be certain that your amendment includes language that gives you a way to ensure continued use of the new system.

They key is to get someone that understands where you're coming from as an investor and knows how to "speak our language."

Long story semi-short: the other daughters granted, lets call her "Paris" which is a daughter of his, they granted her full permission to own the house but she was never officially put on the deed it was a verbal agreement saying "yea Paris you can take control of the property" So eventually after sitting for so long  the house was deteriorated and was agreed to be demolished by Gary (who is Paris's nephew) for 28k around 2008.
